Ventana Lakes - New Neighborhood in North Katy

Ventana Lakes is a new neighborhood located in north katy. The best way to get there is to take Highway 99 north from I-10 and get off at Clay Road. This section is a toll road and if you not have an E-Z tag you need to stay on the feeder raos. Take a left on Clay road and head west . Turn right on Peek road , then left on to Grand Ventana and a tight onto Fenetre.


Amenities which planned include a clubhouse, pool, outdoor covered picnic area. playground, trails and lots of green space. Katy ISD has plans to build a new High School, Junior High School and Elementary school close to Ventana Lakes ( based on map across the street). It is believed the homes west of highway 99 will be zoned for these new schools. Right now the neighborhood is zoned to katy High School, McDonald Jr. High School and Morton Ranch Elementary school. This coming November taxpayer will vote on a Bond Referendum which will allow the new school project to become an eventual reality if passed.

I visited Perrys Homes on Saturday July 19, 2014 as they hosted a Realtor luncheon and looked at the neighborhood. The other builder is D.R. Horton and I will visit their models on my next trip.


Perry is building on three different sized lots being 50 ft., 60 ft, and 65 ft lots. The 50 ft lots range from 1,600 sq ft to 2,800  sq.ft. and start in the $230,000 range. The 60 ft. lots will have homes ranging from 2,500 sq. ft to 3,800 sq. ft. and start from the $310,000 price point. The 65 ft lots have prices starting in the $350,000 range and range from 3,000 sq. ft. to 4,700 sq. ft. This tells me there are family homes with numerous options and floor plans available which meet the needs of many Katy families.


It is getting extremely difficult to find affordable family homes in Katy let alone brand new homes. Ventana Lakes looks like a viable option. call me today and let us get started finding your family a new home in Ventana lakes or new or resale home in a different neighborhood in Katy.
