Churchill Farms Katy Homes for Sale August 23, 2013

 

Churchill Farms is located in far west Katy or eastern Fulshear. This neighborhood  is a fairly new subdivision that began with land being cleared during November 2011 and homes being sold without a model(s) during January 2012. The initial residents moved in some time during the summer of 2012. Churchill Farms has a Fulshear mailing address. The neighborhood is considered Katy by some folks and is considered Fulshear by others. The key here is that this neighborhood has a small town feel and is close to the City of Fulshear while at the same time Houston is approximately 33 plus miles away.

One of my clients purchased one of the first if not the first home sold in this neighborhood. These folks love the neighborhood and their home. When my clients signed their contract, roads into and out of the new development did not exist. Today there are numerous homes which are occupied by owners and there are many homes in the process of being built. I have a client right now that is in the process of building anew Taylor Morrison home and it will be a gorgeous home when it is completed.

 

Churchill Farms Location:

 

Churchill Farms is located off of FM 1463 and is about 2-3 miles north of 1093 in far west Katy TX and very close to the western edge of Cinco Ranch. The developer is both Taylor Morrison and Beazer homes and these two are the only builders so far building homes in this subdivision. Prices for homes can range from the $200,000 up to over $400,000. The development sits on approximately 191 acres and will contain approximately 570 homes when completed. Estimated completion year is 2018. Homes are being built on 50 ft. lots, 60 ft. lots and 70 ft. lots.

Does the Neighborhood have Amenities?

 

Yes Churchill Farms does have amenities for its residents. The community features a 10 acre soft edge reflective lake (soft edge is their term) along with fountains near the entrance. The 2.5 acre recreation center opened late in May 2013 and is now fully operational. This facility includes an open air pavilion, swimming pool, children’s playground and parking for residents.

What Schools do the Children Attend?

 

Churchill is zoned to the Katy ISD and children will attend ( based on today’s zoning) Wolman Elementary school which is located insideFirethorne, Woodcreek Junior High School and Seven Lakes High School. There are no such thing as a guarantee as to which school a specific neighborhood will be zoned to in the future. Katy ISD is growing by leaps and bounds. There are over 64,000 students in their system and covers over 181 square miles of geography. Every home buyer needs to do their own school research.

 

What are the Commuting Choices if we live in Churchill Farms:

 

Churchill Farms gives residents several choices for commuting to work as there is easy access to Westpark Tollway, I-10, Grand Parkway ( 99) and Beltway 8. The Westpark Tollway will be expanded and should extend past FM 1463. I thought this expansion was going to start in late 2012 but I personally have not seen any progress whatsoever.

 

Are there homes available for sale In Churchill Farms?

 

Yes currently as of today the Houston Association of Realtors MLS system is showing 16 homes are for sale with all of those homes being new brand homes being sold by the builders. The prices range from a low of $214,793 for a 3 bedroom 1,818 square foot home to a high of $502,383 for a 6 bedroom home which contains 5,180 square feet of space. (approximately per the builder). There are 31 homes under contract at various stages of advancing to the closing table. The median list price for these homes is $320, 093 or $103.08 per square foot per square foot and median number of days on the market of 56.

 

Churchill Farms Sales reported on year to date basis for the   7 months ending 07/31/2013 in the Houston Association of Realtors MLS system shows 34 homes sold with a median price of $279,932 or $90.58 per square foot and 38 days on the market. If a buyer contracted to build a new home from the ground up ( dirt sale) these sales would not be reported in the MLS system as these homes were never listed in the system

 

I personally believe Churchill Farms is a very nice fairly new development that is very suitable for most home buyers including first time home buyers, retirees, and folks wanting to move up to a bigger home. The schools are excellent and you are out of the way of the daily hustle and bustle of life in a big city.
