Firethorne Katy TX Homes for sale as of June 17, 2013



There are 55 Firethorne homes in Katy Texas for sale through the Houston Association of Realtors®, Multiple Listing Service (MLS), as of June 17, 2013. This seems to be a large number of available homes but when you dig a little deeper there are 48 brand new homes included in the total. Typically at this time of the year there are a range of 40 – 70 homes available. Right now none of the homes involve a lender as either a short sale or a foreclosure. There are 2 homes that have pools in the backyard with the lowest price point being $459,900 for a 5 bedroom home. The median list price per sq. ft. is $111.11. Similar to Grand Lakes this is a high number which reflects the very tight market conditions which exist right now in Firethorne as there is only 2.5 months of inventory home supply. Typically the discount from list in Seven Meadows is in the range of 3 % to 5% but right now it is approximately steady at 3 %. Prices range from a low of $232,000 up to a high of $622,440. The median list price is $438,900.



There are no great deals waiting for a buyer to come along to discover in Firethorne, Seven Meadows, Grand Lakes or for that matter in all of South Katy being MLS area 36. If you want to live in this wonderful neighborhood you need to take action immediately along with the previously discussed neighborhoods.



There are 24 homes under contract right now. My guess is that virtually all if not all of these homes will close. Three out of 24 homes under contract have a pool in the back yard. I mention the pool situation as many folks relocating from cold weather areas sometimes promise their children that their new home in Katy Texas will have a pool. New home builders do not typically add a pool to their spec homes. I understand prices to build a pool these days are very high versus what we paid several years ago for our pool.
