Seven
Meadows Katy TX Real Estate focus neighborhood for June 28, 2012 is
another master planned community in the Katy real estate market. Seven
Meadows was developed by Newland Community who is the same developer as
Cinco Ranch. Seven Meadows has no new construction and has been totally
built out for approximately 3-4 years. The neighborhood is located off
of Fry Road just west of Highway 99 or Grand Parkway and the main road
into the complex is the first left with a stoplight after the HEB
shopping center which is also on the left hand side of the road. This is
my sixth article in a series of seven articles covering various
neighborhoods in the Katy TX or surrounding areas.

Seven Meadows covers
approximately 1,000 acres of ground and has approximately 1,750 single
family homes. This neighborhood has the distinction of being the first
Wi-Fi community in the greater Houston area back in July 2005. Newland
Community has historically been a leader in bringing new technology to
their developments.
Builders in Seven
Meadows were Darling Homes, David Powers, David Weekley, Emerald (DR
Horton), Meritage, Lennar, Partners in Building, Plantation Homes and
Taylor Morrison with prices advertised starting from the $130,000 to
over $1.0 million. Seven Meadows received a year 2005 “Community of the
Year” award from the Greater Houston Builders Association in the less
than 2,000 acres size category. Seven Meadows has a gated section named
Avalon at Seven Meadows and these homes are typically priced at a much
higher level than most (if not all) of the other sections in the non-gated area.

Like all of the
other master planned communities I the area Seven Meadows offer
residents numerous amenities. These facilities include six acre central
park with recreation center, picnic pavilion, swimming pools, splash
park, play areas, meeting rooms, numerous hike and bike trails, parks,
water areas and meadows which serve as a drainage vehicle, two tennis
courts and access to a golf course. Meadowbrook farms Golf Course is
built into the community and offers residents a discount on green fees.
Currently there are
38 homes available for sale in the non-gated section. The range in price
is from $189,900 for approximately 1,700 square feet of space to
$659,900 for 4,799 square feet of space. The median point is a home of
3,073 square feet with a list price at $95.35 or $290,000. The gated
section, there are 12 homes available for sale ranging from a list price
of $345,000 for 2,400 square feet to $1,175,000 for 5,645 square feet
of space. The median (mid-point) in this gated section is a home of
4,261 square feet priced at $599,250 or $145.37 per foot.
Seven Meadows is zoned to Katy ISD school district.
