Real Estate Recovery – More Good News for Buyers in Katy, Texas

Home Buyers in Katy, Texas are fortunate that right now 63.5 % of available homes are priced at $300, 000 or less. This portends very well for first time home buyers, Seniors who want to retire, families who want to downsize and individuals who have had some financial misfortunes in recent years. Currently per Houston Association of Realtors (HAR) MLS data there are 1,059 homes available in South Katy MLS Area 36. Homes for sale priced less than $200,000 number 314 units or 29.6 % of the available homes. There are many reasonably priced homes available for purchase and buyers have an excellent choice from the available options.  Distressed properties being foreclosures and short sale homes consist of 66 homes or only 6.2 % of the existing homes. In my opinion that is a very low number and this statistic bodes well for the future sales in Katy, Texas MLS Area 36.

My wife works as a sales counselor for a major builder and she tells me that MLS data is missing many available builder homes as they have chosen not to list some or all of their homes on the MLS system. This situation is particularly prevalent in the higher priced homes.

This is an excellent time to buy a home in Katy, Texas as there is a good supply of reasonably priced homes currently available. Homes prices In Katy have for the last 4 years risen by modest amounts. Interest rates are still very low.
